I wouldn't fault this as merely a remake, because the addition of a supernatural element transforms the 2003 version of 1978's Toolbox Murders into an original work in its own right.

Angela Betts (who was so good as the psychotic killer in May) is in this film a great modern version of Jamie Lee Curtis in the original Halloween. She & her husband (Brent Roam) move into an an old Los Angeles apartment house that has a violent history, & a violent present.

The last twenty minutes really had me on edge, a great monster flick rather than "just" a slasher, though the slashing certainly is more artfully yucky than one usually expects. The acting was also way above what's expected for a slice-&-dice grand guinol.
